1. Work Out What You Can Afford

Before you start house hunting, it’s important to understand how much you could borrow and what your budget looks like. This depends on your income, outgoings, credit profile and the size of your deposit.

2. Build Your Deposit & Budget for Costs

If you’re not already a homeowner, or you’re moving without a sale, you’ll need a deposit of at least 5–10% of the purchase price. Saving more can open up access to better rates.

If you’re selling a property, your deposit may come from the equity you’ve built up. Either way, it’s important to budget for additional costs such as solicitor fees, surveys, removals and Stamp Duty (if applicable).

3. Get an Agreement in Principle (AIP)

9. Exchange Contracts

When the legal checks are complete and your mortgage offer is confirmed, you’ll exchange contracts with the seller. This is the point where the sale becomes legally binding, and a completion date is agreed.

Your solicitor will manage this stage and guide you through everything you need to sign or pay.

10. Complete & Move In

On completion day, your solicitor will transfer the funds and the property will officially become yours. You’ll receive the keys and can start moving in.
